
About Our Affordable Cottage Communities in Sussex County
At Little Living, everything starts with heart—and a clear mission: build sustainable cottage communities that keep costs attainable for working individuals and families. From one act of kindness to a full‑fledged housing initiative, our story is rooted in compassion, resilience, and purpose.


From Recovery to Resilience
In 2020, George Meringolo underwent life‑saving surgery. Grateful for a second chance, he began preparing and delivering meals to families under financial and housing stress. Those small acts revealed a bigger need: stable, affordable cottages that restore dignity and opportunity.
The Birth of Little Living
In January 2024 George partnered with contractors and friends—Ken Lloyd, Joe Aquilla, and Tom McElroy—to design a compact, comfortable cottage communities and draft plans for a 20-cottage community at 515 E Market Street, Georgetown, DE. In August 2024, Little Living was formed as a 501(c)(3) with the vision to bypass unnecessary bureaucracy, avoid profit driven models, and prioritize people.


A Different Kind of Nonprofit
We’re a grassroots effort powered by volunteers. Our board is all‑volunteer, our approach is transparent, and our pace is practical. Donations go where they matter most—into sites, materials, and infrastructure—so communities can take shape faster and more affordably.
Building Hope Together
We plan neighborhoods where sustainability, connectivity, and affordability work together. From solar‑ready utilities to shared gardens and communal areas, we design for function and fellowship.

Mr. Thomas McElroy
Executive Vice-President Treasurer

Mr. McElroy retired as the Senior Vice President & Corporate
Controller of EchoStar Corporation in July 2015, a publicly traded
company, where he was responsible for the accounting and
reporting for EchoStar and its consolidated global operations since
taking on the role in February 2012. Prior to his work with
EchoStar, Mr. McElroy was the Senior Vice President and Chief
Accounting Officer for Hughes Communications and its primary operating subsidiary,
Hughes Network Systems, LLC., a role he held from 2006 until Hughes
Communications, Inc. was acquired by EchoStar Corporation in 2011. Mr. McElroy
joined Hughes in 1987 and served in various roles and responsibilities with Hughes
Network Systems. Prior to joining Hughes, he was employed as a Senior Manager with
PriceWaterhouseCoopers, where he began his professional career in 1977 with the
Audit Group in the Washington, DC office.
Mr. McElroy joined the Holy Cross Health Foundation Board of Directors in 2015 where
he served as Chairman. In 2017 he joined the Holy Cross Health Board and served in
the roles of Treasurer and Chairman through January 2023.
He is also an Emeritus member of the Board of Directors for the Montgomery County
Police Foundation and he is Chairman Emeritus for the Montgomery County Chamber
of Commerce. Additionally, he is an Emeritus Member for the Advisory Board to the
Shields School of Business for Saint Francis University. Mr. McElroy holds a Bachelor
of Science degree in Accounting from Saint Francis University, Loretto, Pennsylvania.
Mr. McElroy is actively involved with the Knights of Columbus and Little Living. Org, a
non-profit focused on providing little homes economically disadvantaged individuals and
families. He and his wife are supporters of Beebe Health Foundation and they reside in
Bethany Beach, DE.
Robert Valihura, ESQ
Director

Bob is a principal in the law firm of Morton, Valihura & Zerbato, LLC, the firm
with the largest housing law practice in the State of Delaware
providing advice and representation of and for condominiums, maintenance and homeowner associations
and common interest and apartment home communities as well as manufactured housing communities
in each of Delaware’s three counties.
For the last twenty-seven years, Bob has also served as an Adjunct Professor of Law
at the Delaware Law School of Widener University where he has taught classes involving, among other things,
the Delaware General Corporation Law, Secured Transactions, Business Principles and Equity Practice.
Bob has also served on the Boards of numerous community and non-profit organizations,
including his past service as Chair of the Community Advisory Council
of the Center for Disabilities Studies at the University of Delaware,
and his current service as President of the Council of Civic Organizations
of Brandywine Hundred, Inc., an umbrella Civic Organization representing
over one hundred civic and community associations in Northern Delaware.
A graduate of the University of Pennsylvania School of Law and Villanova University,
Bob is also former five-term member of the Delaware House of Representatives
where, among other positions, he served as Chair of the Judiciary Committee,
the Chair of the Joint Sunset Committee, and, significantly,
the Chair of Housing and Community Affairs Committee
